The Colbinabbin Country Hotel Project was completed in three stages;
- Kitchen, Disabled/male/female toilet, Outdoor Area, Cool room.
- Dining Room, New Stair case, Cellar stair case.
- Front Bar; New beers systems, Front balcony.
Stage 1; The largest of all stages, saw BBPL undertake a major internal demolition of the rear of the building. All internal load bearing walls were removed to open the two sections up to the client’s modern needs. To improve Energy rating a full re-roof took place with the inclusion of a new concrete slab throughout, plus new insulation in the roof/walls. All new modern services were run including waste, air and data. A modern commercial kitchen designed and installed to Australia standards was installed including a state-of-the-art cool room suitable for a new beer system.
Stage 2: Major structural load bearing walls had to be removed to allow old male/female toilets to be demolished. B1-B2 structural beams were installed involving needling beams as per structural engineer’s design. Hydro-blasting was used to create a new access to the existing cellar, this process involved excavating an extension of the existing cellar to allow construction of a compliant access stair case instead of the old ladder access. This all took place while supporting the first-floor load bearing walls. A very challenging exercise while maintaining a working Hotel.
Stage 3: The third stage of the project included a thorough overhaul of the existing bar and subfloor above the cellar. This involved installing new flooring, removing old render, and demolishing double brick walls. Subsequently, we installed supporting beams and columns, built a new bar, and set up a glycol beer system to supply six beers via conduits to the cool rooms. The work also encompassed installing new air conditioning, repairing windows and brickwork, and using Heli bars to reinforce severely cracked brickwork. Throughout the project, we maintained major involvement with all stakeholders and locals in the Colbinabbin Community.
